CrackSEALING

Crack sealing is one of the most cost-effective solutions for pavement preservation.

Cracks in asphalt allow water to seep through, hastening its degradation. The main causes of asphalt cracking include freeze-thaw cycles, moisture, sunlight, and ground movement. Once moisture reaches the subsurface of the pavement, it weakens the subgrade of the asphalt. Subsequent freeze-thaw cycles then widen the cracks. Over time, this leads to further pavement issues like potholes, alligator cracking, and subsurface failures.

Implementing a preventative maintenance program that includes sealing the cracks can prevent these problems from spreading and extend the lifespan of the pavement.

Crack Sealing Process:

 

  • First, remove all debris from the cracks using wire brushes and commercial blowers.
  • Next, apply a high-quality rubberized crack sealer that has been heated to 400 degrees until it liquefies. Pour this liquid into the cracks and let it cool, effectively sealing the cracks and providing protection against water infiltration and damage from freeze/thaw cycles. This specialized rubber remains flexible in cold temperatures, helping to prevent splits and further damage.
  • Use a hot rubberized material to seal any independent cracks wider than ¼ inch, ensuring that it meets or exceeds all relevant state and federal standards.
  • Note: It is equally important to seal transition joints—where asphalt meets concrete—for the same protective reasons.

Sealcoating

Sealcoating substantially reduces maintenance costs and at the same time extends the life of asphalt pavements.

Sealcoating not only enhances the appearance of your parking lot but also protects it. By sealcoating your asphalt pavement, you slow down its deterioration by shielding it from the elements. Both water and sunlight can severely damage unprotected asphalt.
